The Road to Higher Prices: Will Improved Road Standards Lead to Higher Housing Prices?

AbstractWe study the impact of improved road standards on housing prices in a region of Southern Norway, where towns are located along the coast, like pearls on a string, with sparsely populated areas between the towns. In this region towns have since long been linked together by a road, but in 2009 a new highway, roughly parallel to the old road, was opened. The new highway runs Eastwards from the main town in the region and reduced one-way commutes to the main town by 10–15 min. The impact of an urban toll ring on housing prices

Abstract Building on standard urban economics theory we set up a stylized model within which we demonstrate that the imposition of a toll ring leads to higher housing prices within the ring, and lower outside the ring. We examine this prediction empirically by using transaction data for 15,306 dwellings in the Norwegian town of Kristiansand, where since 1992 there has been a toll ring. We find that the toll ring implies 6.9 per cent higher housing prices within the toll ring than outside it. The relationship between toll fees and housing prices seems to be stable over time. The Impact of Financial Arrangements and Institutional Form on Housing Prices

The price paid for such dwellings consists of two elements: An equity price and a share of the mutual debt held by the cooperative. Gir boplikt lavere boligpriser?

Siden 1974 har norske kommuner hatt adgang til å innføre boplikt for eiendommer som er eller har vært i bruk som helårsbolig. Ordningen har helt siden den ble innført, vært svært omstridt. Vi undersøker hvordan boplikt påvirker boligprisene. Geografisk avgrenser vi oss til kystkommuner på Sørlandet, der mange som har sin faste bopel andre steder i landet, etterspør fritidsbolig. Uten boplikt kan helårsboliger bli kjøpt opp for å bli brukt som fritidsboliger. Den empiriske analysen, basert på data fra fire sørlandskommuner, hvorav den største kommunen, Arendal, opphevet boplikten i 2014, viser at prisene i kystsonen økte da boplikten ble opphevet.

What Makes People Nursing Home Residents: Individual Need or Municipalities’ Supply?

In a context where admissions to nursing homes are strictly rationed we examine which individuals become nursing home residents. Rationing decisions are taken by municipalities. Using a national sample we estimate the impact on the rationing decision of individual characteristics and characteristics of the municipalities in which individuals live. High age, lack of self-care productivity and lack of cognitive ability have a positive impact on whether an individual is in a nursing home. By contrast, ample access to informal care has a substantial negative impact on the probability of residing in a nursing home. Municipalities’ Decision to Care: At Home or in a Nursing Home

AbstractAn almost ideal demand system for long-term care is estimated using data from Norway, where the split of long-term care between home care and care in nursing homes is determined by municipalities. Previous literature has barely addressed what determines municipalities’ or other organizations’ allocations of resources to the sub-sectors of long-term care. The results show that home care is a luxury, while nursing home care is a necessity with respect to total expenditures on long-term care.
