Spatial effects in housing price models : do housing prices capitalize urban development policies in the agglomeration of Dijon (1999) ?

In this article we suppose that the integration of accessibility and neighborhood variables in hedonic housing models doesn't allow to take into account the spatial effects between the housing prices. Using a sample of 1520 transactions of apartments in the urban area of Dijon, we focus on two types of location variables : the distance to the CBD and the distance to several Disadvantaged Districts located in peripheral areas. We detect the presence of a spatial error autocorrelation in the hedonic model indicating that the valuation of the price of an apartment is locally influenced by the prices of the neighboring apartments. Whilst shopping malls have been explored at length by critical urban studies, there has been little exploration of their role in restructuring the practice of urban and spatial planning. This article uses the shopping mall as an object of study in the light of the neoliberal trends and post-metropolisation in Southern Europe, with the aim of exploring challenges for urban governance and planning practice and with a focus on the role of the ongoing economic crisis. The thesis is focused on urban growth control challenge through the Compact City model and its key spatial characteristic: the density. This work deals both with a theoretical, methodological and empirical approach. First, we place ourselves in the theoretical framework of Urban Economic addressing agents’ location choices. The city under electrodes : from the measure to the evaluation of traffic air pollution : towards a multi-agent simulation of urban road traffic

Based on surveys, traffic is constructed from assumptions about the relationship between origins and destinations. In order to rebuild a road traffic wich would be closer to observation and on a wider set of road sections, it appears interesting to use counting data from urban sensors : this is our starting point of view. In Luxembourg, daily mobility patterns of both cross-border workers and residents lead to a strong car dependance. This process encourages urban sprawl. Meanwhile the country is faced to increasing housing needs but has to reduce land consumption.
