The authors focus on societal perceptions of the Polish post-communist transformation as reflected in the rising discourse of gated communities. Guarded, (video-) controlled and/or walled housing estates have been on the sprawl in the Polish metropolises throughout the 1990s and 2000s. In this paper we analyse the causes of the Spanish property model and its territorial, social, and political consequences. Particular attention is paid to sociopolitical contexts. These consequences include excessive dependence on economic activity and employment in the housing construction sector, the irreversible disappearance of landmarks in the country’s collective history and culture, and examples of ‘policy capture’, especially at local and regional levels. This lengthy process has led to corruption in town planning and an increase in poor policy decisions, greatly harming Spain’s reputation. Urban growth generates nowadays patterns, which look rather irregular. Planning policy regrets the lack of compactness and density of these agglomerations, but controlling urban sprawl turns out to be difficult. [EN] This paper describes a process for measuring and characterizing urban morphological zones. These urban zones are delineated for the entire area of Spain, independently of administrative boundaries and excluding demographic data, using a high resolution land-use dataset. Given the rich information available on land cover and subsequently assigned population data, it is possible to calculate a set of urban spatial metrics to classify these urban zones into homogenous morphological groups.
