This paper aims to examine the theme of energy retrofit within the circumscribed field of refurbishment interventions on load-bearing masonry buildings built in the early 20th century. These include a remarkable share of the fabric of many European cities and, in particular, they can be found in geographical areas characterized by a Mediterranean (mild) climate. The chapter investigates the potential offered by the Building Information Modeling for the conservation of the wooden architectural heritage. Based on the architectural survey, the BIM modeling of a South Tyrolean farm was carried out, with particular attention to the aspects related to its management and maintenance. Inside the database connected to the model, information about the building has been included, which can also be used on site through the use of mobile devices. Historical architecture preservation in an historic centre, shouldn’t leave out of consideration the analysis of the architecture itself , an analysis that acknowledges the original structure , the endless changes and the altering brought about by various needs of use as well as by natural phenomena and atmospheric events (earthquakes , pollution, anthropical damages). La realizzazione delle ville nella Conca d’Oro di Palermo ha un incremento significativo nella seconda metà del Seicento. Prima di quel periodo, il territorio attorno a Palermo era puntellato da torri, bagli, cappelle rurali e rare architetture suburbane per la residenza stagionale. Le direttrici della cultura della villeggiatura sono rappresentate ad est di Palermo da Bagheria e Santa Flavia, e a ovest da Mezzo Monreale, Pallavicino e S. Lorenzo. Abandonment characterizes the inner areas: in fields, infrastructures, public spaces, productive and residential buildings, the use which constitutes an indispensable reference in analytical, evaluation and design approaches concerning the built environment has now almost completely ceased.
